1. Leakage situation in the project
The restaurant is located on the top floor of a shopping mall in Zhongshan, Guangdong. Below it is a popular cinema with a high customer flow. However, the kitchen and ceiling have been experiencing water leakage issues for a long time, particularly around the exhaust fans and serving hatches, which significantly affects the restaurant's operations.

2. Causes of the project leakage
After a thorough investigation by our technical team, the leakage issues have been found to be caused by the following factors:
a. The rooftop exhaust fan and ventilation openings were not properly waterproofed, or the waterproofing layer was damaged. When it rains, water easily seeps through the cracks around the rooftop exhaust fan.
b. The additional layer in the kitchen was not waterproofed, causing water to leak through the additional layer and around the exhaust fan when water flows through.
c. The structure board of the serving hatches and masonry were not treated with waterproofing, resulting in water seeping through the corners, causing trouble for the kitchen and ceiling.
3. Maintenance Plan
Simply injecting grout from below to the floor can provide short-term effectiveness, but it won't be a lasting solution. As water will continue to slowly seep into the concrete from the cracks above, leakage will likely occur again in other places. Therefore, it is necessary to start from the source of the leakage, blocking the water outside and sealing the root cause of the leakage.
a. Solution for serving hatches: First, open up the leaking cracks and use leak-stopping material to fill and block the cracks. Then, apply Qinglong adhesive sealing compound using a one-layer cloth and two-layer coating technique to achieve overall sealing.
b. Solution for exhaust fans and ventilation openings:
Remove the existing protective layer and expose the original structure board.From the inside, inject grout at the joint between the circular beam and the structure board to fill and compact the small gaps.
Fill the external gaps with leak-stopping material in a circular manner,
and then apply Qinglong adhesive sealing compound using a one-layer cloth and two-layer coating technique.
Once confirmed no further leakage,
proceed to restore the concrete filling.
