What to Do About Gutter Leaks? Two Solutions to Fix Leaks – One Will Surely Suit You!

The gutter is the recessed section between two roof spans. It is part of a building's drainage system, gathering rainwater and draining it through downspouts.

However, if the gutter starts leaking, the drainage system will fail, causing water to flow where it’s not needed. This can lead to damage and affect the property owner's interests.


So, what should you do if your roof gutter is leaking? Let’s explore the causes and solutions for gutter leaks.


1. Analysis of Gutter Leak Causes:

  1. The gutter's slope is too small, allowing water to accumulate and damaging the waterproofing layer.

  2. Pre-made eaves gutter leaks are often due to insufficient slope, with the water outlet higher than the gutter base.

  3. Improper sealing of downspout joints during construction leads to leaks.

  4. Cracks in joints between the gutter and roof panel, downspout, or other areas.

  5. Poor application of waterproof coatings, causing leaks.

  6. Vibrations or external factors leading to cracks in waterproof materials.

  7. Aging and cracking of waterproofing layers.

2. Gutter Leak Repair Plan 1:

  1. Remove the old waterproof and insulation layers, and clean out old sealing materials.

  2. Check the drainage slope, ensuring 2-5%. If it is too shallow, consider re-leveling.

  3. Repair cracks: small cracks can be sealed with quick-setting leak sealant, while larger cracks need to be shaped into a Vand filled.

  4. Ensure a clean and flat surface.

  5. Apply a flexible waterproof layer, like an elastic waterproof sealant.

  6. Once dry, apply a home-use waterproof membrane and ensure proper sealing.

  7. Press the membrane with stainless steel strips and seal with the waterproof sealant.

  8. Protect the layer with a mix of cement, sand, and fine gravel, 20-30mm thick.

3. Gutter Leak Repair Plan 2:

  1. Remove the old waterproof and insulation layers, and clean out old sealing materials.

  2. Check and adjust the drainage slope.

  3. Repair cracks as needed using a quick-setting leak sealant.

  4. Ensure a clean and smooth base.

  5. Apply a reinforced waterproof coating to enhance concrete density.

  6. Once cured, apply a second waterproof layer using an all-purpose adhesive, ensuring multiple coats for optimal thickness.

4. Downspout Mouth Treatment:

Proper handling of the gutter-to-downspout connection is critical to prevent cracks and leaks. Make sure to:

  1. Install the downspout cup 30mm below the gutter base.

  2. Seal the gap between the cup and the base with quick-setting sealant.

  3. Ensure the gutter slope reaches 1% and smooth out corners with a radius of 100mm.
